These Terms of Use govern access to Fort Benning Verified Rentals and describe the responsibilities of renters, property owners, managers, and other visitors who use our website and services.

1. Acceptance of terms

By accessing fortbenningverifiedrentals.com or using our services, you agree to these Terms of Use and our Privacy Policy. If you do not agree, do not use the website or services.

2. Our service

Fort Benning Verified Rentals is a rental advertising and verification service serving the Fort Benning area. We provide a marketplace where property owners and authorized managers may present rental opportunities and where prospective renters may review listings and make inquiries.

We may review listing information, apply verification standards, publish or promote listings, and provide related media or marketing services. Features, availability, and service offerings may change over time.

3. Independent rental relationships

Fort Benning Verified Rentals is not a landlord, tenant, property manager, real estate broker, leasing agent, escrow provider, or party to any rental transaction unless expressly stated in a separate written agreement. Property owners and managers are solely responsible for their properties, screening decisions, lease terms, legal compliance, and performance of any rental agreement. Renters and listers contract directly with one another.

4. Verification

Verification is a limited, point-in-time review intended to reduce impersonation and listing-fraud risk. A badge does not guarantee property condition, availability, pricing, lease terms, future conduct, or the outcome of a rental relationship. The scope and limitations of verification are described in our Verification Disclaimer.

5. Property listings and user content

Anyone who submits listing information represents that they own the property or have authority to market it, and that the information supplied is accurate, lawful, current, and not misleading. Listers are responsible for promptly updating availability, pricing, property details, and contact information.

You retain ownership of content you provide. You grant us a non-exclusive, worldwide, royalty-free license to review, reproduce, format, publish, distribute, and promote that content for purposes related to the listing and our services. You represent that you have the rights necessary to grant this license.

We may request additional information and may reject, edit, suspend, or remove content that is incomplete, inaccurate, unlawful, misleading, inconsistent with our standards, or otherwise harmful to users or the service.

6. Fair housing and nondiscrimination

All listings, communications, screening practices, and rental decisions must comply with the Fair Housing Act and all applicable federal, state, and local fair-housing laws. Content that states or implies an unlawful preference, limitation, or discrimination is prohibited. We may remove such content and restrict access to our services.

7. Renter responsibilities

Prospective renters are responsible for evaluating a property and proposed lease before making a commitment. Review the written lease, confirm material terms, inspect the property when practical, ask questions, and use a traceable payment method. Report suspected fraud or material inaccuracies promptly.

8. Fees and paid services

Current packages and service prices are described on the Pricing page or in a separate written proposal. Fees relate to the selected listing, verification, media, or promotional service and do not guarantee inquiries, tenant approval, occupancy, revenue, or any other result. Additional payment terms may be presented before purchase.

9. Acceptable use

You may not use the website or services to:

• Impersonate another person or misrepresent ownership, authority, identity, or property information.
• Publish unlawful, discriminatory, fraudulent, infringing, or misleading content.
• Collect personal information without authorization or use listing information for spam or harassment.
• Scrape, probe, disrupt, overload, reverse engineer, or attempt to bypass security or access controls.
• Use our name, badges, content, or services to imply approval beyond the verification actually granted.

10. Intellectual property

The website, its original content, visual design, software, service names, and verification badges are owned by or licensed to Fort Benning Verified Rentals and are protected by applicable law. No rights are granted except the limited right to use the website for its intended purpose.

11. Third-party services

The website may contain links, maps, content, or functionality provided by third parties. We do not control and are not responsible for third-party services, terms, availability, security, or privacy practices. Access them at your own discretion.

12. Disclaimers

To the fullest extent permitted by law, the website, listings, verification services, and related content are provided on an “as is” and “as available” basis. We disclaim warranties of merchantability, fitness for a particular purpose, title, non-infringement, accuracy, availability, and uninterrupted operation. We do not warrant that every listing will remain complete, current, or error-free.

13. Limitation of liability

To the fullest extent permitted by law, Fort Benning Verified Rentals and its affiliates, owners, personnel, and service providers will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, lost profits, lost data, or losses arising from a rental transaction or another user’s conduct. Our aggregate liability for a claim relating to the services will not exceed the amount you paid us for the applicable service during the twelve months preceding the event giving rise to the claim.

Nothing in these Terms excludes liability that cannot lawfully be excluded or limited.

14. Indemnification

You agree to defend, indemnify, and hold harmless Fort Benning Verified Rentals and its affiliates, owners, and personnel from claims, damages, liabilities, and reasonable costs arising from your content, your use or misuse of the services, your rental activities, or your violation of these Terms or applicable law.

15. Suspension and termination

We may suspend or terminate access, remove a listing, or discontinue a service when reasonably necessary to protect users, enforce these Terms, comply with law, or preserve the integrity of the marketplace.

16. Changes to these terms

We may update these Terms as our services or legal obligations change. The effective date identifies the current version. Continued use after an update constitutes acceptance of the revised Terms to the extent permitted by law.

17. Governing law

These Terms are governed by the laws of the State of Georgia, without regard to conflict-of-laws principles. Any dispute must be brought in a court of competent jurisdiction in Georgia unless applicable law requires otherwise.
